POLICY REGARDING RENTAL PROPERTIES IN CLC
 

May 6, 2022:   Mink Properties LLC has issued notice, effective immediately, that it will no longer approve renters in Crystal Lake Club, unless the owner of the home being rented owns another property in CLC, and is in residence there during the term of rental. As there are very few that would qualify, the Rentals Available and Rentals Wanted sections of this website have been removed.

ALL ABOUT OWNING IN CRYSTAL LAKE CLUB 

Please Note:
Crystal Lake Club is a 55+ community of over 500 homes and has pet restrictions. Please read the Rules and Regulations, etc., listed below. Also, please note the information therein may not always be 100% up-to-date – so always check with the CLC office before signing an agreement to rent or purchase! 
 

All applicants must be approved by management - prospective homeowners, renters and long-term visitors - and must complete & submit to the on-site Operations Director a Residency or Rental Application, along with a check for $25 per applicant, payable to Crystal Lake Club, 533 E. Crystal Lake Drive, Avon Park, FL 33825.  (See documents #7 & 8 below for sample application - PLEASE CONTACT THE OFFICE FOR AN UP-TO-DATE APPLICATION FORM)
 
Canadian residents must also submit an additional form ("Criminal and Credit Report Request").  Instructions and the application form are available from the Office.  The fee for Canadian residents is $80 each. 

All applicants must provide colored photo id (passports in the case of Canadians), bank statements/proof of income, and proof of reserves (this includes savings, CDs, pensions, etc.).

Approximate Home Ownership Costs:

2023 Lot Leases ranged from approximately $480 to $580 per month, depending on location (inside lot, outside lot or golf course lot) and on home size (single wide or double wide, etc.) If considering purchasing a home in Crystal Lake Club, it is advisable to check with the office to see what the new lease would cost for that particular home.

 In addition to the lot lease, the home owner is responsible for:
  - Annual Ad Valorem Tax  (2024 - $660.35)
  - Annual License Sticker ($45 per "width" approx)
  - Monthly Utilities:  
    (Energy (Duke Energy), Water, Sewer & Trash (Avon Park Utilities), TV, Telephone, etc.)
 

  - Lawn Cutting & Yard Maintenance


To join the Home Owners' Association as a voting member (on title) or as a social member, the annual fee is $20.00 per person and allows the HOA member to participate in all HOA sponsored sporting and social events.
